With its coastal-influenced exterior architectural styles and flowing, open-concept interior designs, London Bay Homes is presenting a new way of living at Mediterra, a 1,697-acre gated community two-miles north of Immokalee Road on Livingston Parkway in North Naples.

New neighborhoods with water, golf course, and preserve views showcase London Bay’s new single-family villa and estate home designs.  More than 60 purchase opportunities remain available, including London Bay’s collection of furnished models and home sites featuring Mediterra’s views.  The models present interiors by Romanza Interior Design.  Custom pools and outdoor living areas by London Bay’s Acquatico pool and outdoor living design company overlook Mediterra’s tableau.  Purchasers of homes by London Bay are eligible to secure a full golf membership immediately rather than being placed on the membership waiting list as a Limited Golf Member.  London Bay Homes, an award-winning homebuilder and developer in the Southwest Florida luxury home market for more than three decades, manages all new home construction sales and marketing for Mediterra.

Caminetto is the newest of Mediterra’s Lake District neighborhoods developed by London Bay.  An intimate enclave of only 15 luxurious single-family villa homes from the high $1-millions to the low $3-millions, Caminetto is distinguished by its peaceful integration with its natural surroundings.  Life in Caminetto celebrates the neighborhood’s views of glistening sapphire fountained lakes and nature preserves along with short walks to the Parterre Garden, a picturesque sanctuary of formal gardens, sitting areas, and a reflecting pond with waterspouts.  Buildable home sites and two completed furnished model homes are available within Caminetto.  A third model is planned.

London Bay’s three-bedroom Carmela model home in Caminetto offers 3,835 square feet under air, including a formal dining room, a study, and a great room that embodies open plan living. The great room flows into the gourmet-inspired kitchen with a butler’s pantry and café. The great room and café’s pocket sliding glass doors open to the home’s outdoor living space that includes an outdoor kitchen and overlooks a custom pool and spa and nearby fire table.  A French door in the master suite leads to the pool patio, while oversized dual walk-in closets and a luxuriously designed bathroom provide the perfect owner’s retreat. In addition, a private yoga garden is accessible from the master bathroom.  The Carmela model is priced at $2,850,000 furnished.

The Carmela model features an interior design by Melissa Allen, senior interior designer at Romanza Interior Design.

“The Carmela’s transitional design includes classic lines, textures, and patterns punctuated by soft contemporary art and accessory selections,” said Allen.  “The home’s upscale ambiance conveys a romantic, inviting feeling.  A sophisticated on-trend color palette mixes white and grey tones with blush, gold, and bronze and serves as a backdrop for the home’s architectural features that are grounded by the softness of the furniture selections.  Beamed ceiling details in the foyer, great room, dining room, and kitchen, as well as the baseboards and crown molding throughout the home, are presented in grey.  Long-plank driftwood-toned oak flooring in the living areas and master bedroom has a rustic feeling.”

The Carmela’s kitchen features white and gray painted cabinetry, polished quartz countertops and a mixed-size horizontal mosaic backsplash.  Appliances include a dual-fuel, six-burner stainless steel Wolf range and hood, a 42-inch Sub-Zero French door refrigerator with a bottom freezer drawer, and a microwave with a drop-down door. The kitchen also offers an island breakfast bar and adjoining walk-in pantry and butler’s bar with a wine refrigerator.

The master suite spans the length of the home and offers French doors to the sun deck, dual walk-in closets, and a spa-like bath luxuriously appointed with a frameless shower and a freestanding oval tub.  Through a vestibule, a French door allows private access to the yoga garden’s wood-style platform and water feature.

Priced at $3,125,000 furnished, London Bay’s four-bedroom, 4,421 square feet under air Sonoma model in Caminetto is the neighborhood’s only two-story floor plan.  The Sonoma features a great room with an adjoining gourmet-inspired kitchen and dining room.  The great room opens to an intimate covered terrace, as well as an outdoor living, dining, and kitchen area.  A bonus room with zero-corner pocketing sliding glass doors also opens to the covered outdoor spaces.  French double-doors in the master suite lead to the pool patio overlooking a custom pool with a sun shelf and spa.  A private garden shower is accessible from the master bathroom and the pool patio.  An optional elevator leads to the second floor that offers a lounge with a wet bar and a guest suite.

The Sonoma model showcases an interior by Luann Powers Gliwski, interior designer at Romanza Interior Design.

“We created an organic contemporary design that melds natural elements, warm tones, and tactile materials, such as limestone, natural oak, grass cloth, and bark cloth,” said Gliwski.  “The look is highlighted by 36 by 36-inch honed limestone flooring finished in a champagne tone.  Ivory-toned backgrounds compliment the flooring and are accented with slate-blue and chamois in the artwork and accent fabrics.  While the design is sophisticated, the use of the natural materials connects the home with Caminetto’s beautiful surroundings.  The natural elements and textures also provoke a desire to physically interact with the materials in the home.”

Molding details divide a niche on the foyer’s feature wall into squares covered by open-weave bark cloth applied over antique mirrors.  The staircase is finished with a glass baluster, natural oak treads, and a natural oak handrail with an oil rubbed bronze metal detail.  A niche on the great room’s feature wall hosts a console with a light, natural finish.  A bump-out above the console features an art piece set against grass cloth with a metallic background.  The bonus room, upstairs lounge, kitchen island, and outdoor spaces offer additional gathering places.  In keeping with Gliwski’s refined look, the appliances in the kitchen have paneled fronts.  The island and perimeter cabinetry are finished in glazed ivory and topped by sea pearl granite counters.  Bronze glass mini pendants light the island that is outfitted with leather and metal barstools.  The backsplash incorporates the blue, tan, and green tones of the home in mini-mosaic glass tiles.  An iron wine console is featured in a niche in the dining room.  The honed limestone flooring continues into the bonus room that is presented as a study with a desk and an occasional chair.  The master bedroom is finished in champagne and sage tones.  The private garden shower off the master bath features a multi-leveled deck.

Recipient of the 2017 Sand Dollar Award for Community of the Year, Mediterra’s amenities include a 25,000 square-foot clubhouse offering formal and informal dining, the Tavern outdoor lounge, and an open-air terrace with firepits that overlooks the 18th holes of two Tom Fazio-designed golf courses.  A 24,000 square-foot clubhouse expansion will begin in 2018 and expand the outdoor terrace and lounge areas.  In addition, 7,000 square feet of existing space will be enhanced as part of the initiative being undertaken without a member assessment.  A fitness center at Mediterra’s Sports Club offers state-of-the-art equipment.  Tennis facilities feature eight Har-Tru tennis courts, including a spectator court.  More than 600 members enjoy competing on the Club’s bocce ball courts.  The Mediterra Beach Club on Little Hickory Island offers casual indoor and outdoor dining, an elevated swimming pool with a sundeck, and valet service for beach chairs and umbrellas.
