NAPLES, Fla. (May 12, 2015) – Mediterra is offering new home construction in only four remaining neighborhoods, with just 60 single-family estates and luxury villa homesites available. The 1,700-acre, eight-time Community of the Year, which includes a total of 31 neighborhoods, is more than 95 percent sold.

“We’ve recently completed several new model homes, with others still under construction,” said Mark Wilson, CEO and president of London Bay Homes, which manages sales and marketing in Naples’ premier golf and beach club community. “Last year, we saw a 30 percent increase in sales, and six of our models sold shortly upon completion during the first quarter. The trend has continued into 2015, with two models selling a month before completion. Buyers gravitate to models because they’re fully furnished and ready to move in.”

The available homes in Mediterra’s four new home neighborhoods include 52 maintenance-free villa homesites and only eight single-family estate homesites.

Seven of the single-family estate homesites are located in Cortile, a neighborhood of maintenance-free estate and villa homes. Three villa homesites are planned for model homes, including the newly completed Girona model, which recently sold on leaseback and is available for viewing through Dec.15. London Bay’s most popular plan, the three-bedroom Girona model is fully furnished by Romanza Interior Design.

Additional floor plans available for Cortile’s estate homesites offer 4,300 to more than 6,000 square feet of living space and pricing from $2.2 million.

The remaining single-family estate homesite is in Il Cuore, a two-home neighborhood that presents the opportunity to build Mediterra’s showcase home. The 1.51-acre property is surrounded by more than 50 acres of nature preserves.

Forty-nine luxury single-family villa homesites are available in Lucarno and Cabreo, both in Mediterra’s Garden Neighborhood. London Bay offers three- to five-bedroom floor plans and design options for buyers to customize their home by extending lanais and garages, adding bedrooms, dens and studies, and selecting indoor and outdoor fireplaces and summer kitchens. Residents enjoy easy access to the community’s signature Parterre Garden, Mediterra’s largest neighborhood park, featuring fountains, formal garden areas, lakes and meandering pathways.

In Lucarno – a unique villa neighborhood with pricing from $1.3 million and reminiscent of a European village with cobblestone streets, lakes and gardens – only 28 homesites remain, with a handful offering prime sunrise and sunset views from the lanai. London Bay offers seven floor plans with 2,800 to over 4,000 square feet of living space and a range of options for clients to personalize their home. The Eloro, London Bay’s newest model in Lucarno, recently opened for viewing; two additional models are slated for completion this summer.

Cabreo offers new three-bedroom, three-bath floor plans for its remaining 21 homesites overlooking lakes and nature preserves. Homes in Cabreo offer 2,800 to 3,600 square feet of interior living space and pricing from $1 million. Two model homes are currently open for viewing; a third is slated to open 2016.

Mediterra was recently named the No. 1 retirement community in Florida by Best Retirement Destinations. It received a 2013 Aurora Award for Best Residential Development in the Southeastern U.S. and ranks as one of the top private clubs in the world by BoardRoom magazine.

The community offers an array of lifestyle amenities, including the member-owned Club at Mediterra with two world-class Tom Fazio-designed courses and the private 10,000-square-foot Beach Club on the Gulf of Mexico, featuring an elevated swimming pool, casual dining with a full bar, and valet service for beach chairs, umbrellas, and beverage and food menus.

Mediterra’s onsite amenities include themed neighborhood parks; eight miles of walking and jogging trails; and a fitness complex with tennis and bocce courts, a pool and spa services.

A recent renovation at the 32,000-square-foot clubhouse updated the interior design of the main dining room, expanded the club lounge and kitchen, and introduced alfresco dining options, an exposition kitchen and chef’s table.

The Club and Tavern on 18 offer formal and casual dining prepared by a staff of award-winning culinary experts. Additional renovations to the tavern added a fire pit to the popular lounge, which serves gourmet brick-oven pizzas, seasonal salads and open-air grilled entrées.

On the links, Mediterra is undergoing more than $14 million in renovations of its North and South courses. Mediterra’s Golf Learning Center offers indoor and outdoor hitting stations, video equipment with launch monitor, a 2.5-acre short game practice complex with three greens, and a staff of certified PGA professionals. Membership opportunities at Mediterra are limited to just 225 members per 18 holes.

All of the community’s amenities are member-owned.

Mediterra’s master plan includes more than 1,000 acres dedicated to open space with golf, parks and nature preserves.

Since December 2009, London Bay Homes and affiliates have managed all new home sales and marketing for the luxury community. Resale properties are listed through Mediterra Realty.

Available home designs in Mediterra include single-family estate homes and single-family maintenance-free villas priced from $1 million to more than $7 million.
