NAPLES, Fla. (Feb. 25, 2015) – London Bay Homes’ newest single-family estate model in Mediterra – the Isabella Two-Story – will expand upon a popular floor plan with a second story and a larger ground floor. The Isabella Two-Story, now under construction in the Serata neighborhood, will offer a fourth bedroom, fifth full bath and 4,283 square feet of living space.

“Our two previous Isabella models have resonated with visitors who always remark on the plan’s openness and flow between indoor and outdoor areas,” said Mark Wilson, president and CEO of London Bay, Naples’ leading luxury homebuilding company. “This is how homebuyers envision living in Florida, and the new plan will heighten the alfresco experience.”

The Isabella Two-Story design enhances the original plan’s emphasis on the outdoors with sliding glass doors from the kitchen’s café area and a second-floor covered balcony overlooking its large outdoor living area, pool and spa. Sliders also are incorporated into the study and great room.

The 3.0 model will offer a formal dining room, study and café, summer kitchen, a large master suite with patio, and an open great room plan. Interior features will include arched hallway thresholds, a pyramid ceiling in the study, and art niches.

The kitchen in the Isabella Two-Story will have a pantry and freestanding island breakfast bar with double sinks and a dishwasher.

The master suite will offer his-and-her walk-in closets, and its bathroom will feature a shower with built-in seat, a U-shaped vanity with two sinks, a private water closet and a soaking tub positioned under a window.

Each of the first-floor guest rooms will have a walk-in closet and private full bath.

The 841-square-foot second floor will feature a sitting room, wet bar with refrigerator, a bedroom and full bath.

The model will feature Mediterranean-style architecture accented with corbels, 12-inch projecting friezes, columns, decorative medallions and banding. The entry tower will have three recesses inset with iron grills. The model also will feature impact-resistant exterior windows and doors and a columned pool cage.

Encompassing 6,353 total square feet, the Isabella Two-Story will offer a side-loading three-car garage and front porch.

Wilson expects the Isabella Two-Story model to be completed in June.

London Bay Homes, one of only two companies named America’s Best Builder in 2008 by Builder Magazine, is a preferred builder in Serata. Since December 2009, London Bay and affiliates have managed all new home sales and marketing for Mediterra, Naples’ premier golf and beach club community and eight-time Community of the Year award winner.

All of the company’s homes are built using the latest information, products and technology available in building science, including the BEP Blue Barrier system that protects against mold issues and structural damage from moisture intrusion.

Additional home designs in Mediterra include single-family estate homes and single-family maintenance-free villas priced from $1 million to more than $7 million. The community is more than 95 percent sold out.

Mediterra, recently named the No. 1 retirement community in Florida by Best Retirement Destinations and a 2013 Aurora Award winner for Best Residential Development, also ranks as one of the top private clubs in the world by BoardRoom magazine.

The community offers an array of lifestyle amenities, including The Club at Mediterra, with two world-class Fazio-designed courses and the private 10,000-square-foot Beach Club on the Gulf of Mexico, featuring an elevated swimming pool, casual dining with a full bar, and valet service for beach chairs, umbrellas, and beverage and food menus.

Mediterra’s onsite amenities include themed neighborhood parks; eight miles of walking and jogging trails; and a fitness complex with tennis and bocce courts, a pool and spa services.

The recent renovation at the 32,000-square-foot clubhouse updated the interior design of the main dining room, expanded the Club Lounge and kitchen, and introduced alfresco dining options, an exposition kitchen and chef’s table.

The club and Tavern on 18 offer formal and casual dining prepared by a staff of award-winning culinary experts. Additional renovations at the tavern added a fire pit to the popular lounge, which serves gourmet brick-oven pizzas, seasonal salads and open-air grilled entrées.

The Club at Mediterra also is halfway through a two-year $6.1 million project to replace the irrigation system, bunkers, cart paths and turf on the South Course.

Mediterra’s Golf Learning Center offers indoor and outdoor hitting stations, video equipment with launch monitor, a 2.5-acre short game practice complex with three greens, and a staff of certified PGA professionals. Membership opportunities at Mediterra are limited to just 225 members per 18 holes.

All of the community’s amenities are membership-owned.
