With its coastal-influenced exterior architectural styles and open-concept interior designs, London Bay Homes is presenting a new way of living at Mediterra, a 1,697-acre gated community two-miles north of Immokalee Road on Livingston Road in North Naples.

New neighborhoods with water, golf course, and preserve views showcase London Bay’s new single-family villa and estate home designs. New home choices remain available, including London Bay’s collection of furnished models and homesites featuring Mediterra’s captivating views. The models present interiors by Romanza Interior Design. Custom pools and outdoor living areas by London Bay’s Acquatico pool and outdoor living design company overlook Mediterra’s tableau. Purchasers of homes by London Bay are eligible to secure a full golf membership immediately rather than being placed on the membership waiting list as a Limited Golf Member. London Bay Homes, an award-winning homebuilder and developer in the Southwest Florida luxury home market for more than three decades, manages all new home construction sales and marketing for Mediterra.

Caminetto is the newest of Mediterra’s Lake District neighborhoods developed by London Bay. An enclave of just 15 luxurious single-family villa homes from the high $1-millions to the low $3-millions, Caminetto is distinguished by its peaceful integration with its natural surroundings. Life in Caminetto celebrates the neighborhood’s views of sapphire fountained lakes and nature preserves along with short walks to the Parterre Garden, a sanctuary of formal gardens, sitting areas, and a reflecting pond with waterspouts. Buildable homesites are available within Caminetto. Five floor plans ranging from 3,500 to 5,000 square feet are featured in London Bay’s Caminetto collection.

London Bay’s previously sold four-bedroom, 4,421 square feet under air Sonoma model in Caminetto is the neighborhood’s only two-story floor plan and will remain open for viewing until the end of this year through a builder leaseback. The Sonoma features a great room with an adjoining gourmet-inspired kitchen and dining room. The great room opens to a covered terrace, as well as an outdoor living, dining, and kitchen area. A bonus room with zero-corner pocketing sliding glass doors also opens to the outdoor spaces. French double-doors in the master suite lead to the pool patio overlooking a custom pool with a sun shelf and spa. A private garden shower is accessible from the master bathroom and the pool patio. An optional elevator leads to the second floor that offers a lounge with a wet bar and a guest suite. A lake is situated behind the home and offers a stunning introduction to longer range preserve views. The Sonoma model showcases an interior by Luann Powers Gliwski, interior designer at Romanza Interior Design.

“We created an organic contemporary design that melds natural elements, warm tones, and tactile materials, such as limestone, natural oak, grass cloth, and bark cloth,” said Gliwski. “They’re very earthy materials that provide a refined look. One of the primary features in this home is the flooring. It’s 36 by 36-inch honed limestone finished in a champagne tone and it’s spectacular. Ivory-toned backgrounds compliment the flooring and are accented with slate-blue and chamois in the artwork and accent fabrics. While the design is sophisticated, the use of the natural materials connects the home with Caminetto’s beautiful surroundings. The natural elements and textures also provoke a desire to physically interact with the materials in the home.”

To complement the flooring, Gliwski’s color palette includes ivory-toned backgrounds with greyish blue and tan accents. The Sonoma’s entry is graced by a clean-lined, contemporary iron door that is approximately 10-feet tall. Molding details divide a niche on the foyer’s feature wall into squares covered by open-weave bark cloth applied over antique mirrors. The staircase is finished with a glass baluster, natural oak treads, and a natural oak handrail with an oil rubbed bronze metal detail. A niche on the great room’s feature wall hosts a console with a light, natural finish. A bump-out above the console features an oversized art piece that reflects the home’s color palette and is set against grass cloth with a metallic background. Furnishings include a sofa and a pair of elegant side chairs. In keeping with the design’s organic feeling, the textured draperies in the great room present natural tones and have a unique open-weave placement.

The bonus room, upstairs lounge, kitchen island, and outdoor spaces offer additional gathering places. In keeping with Gliwski’s refined look, the appliances in the kitchen have paneled fronts. The island and perimeter cabinetry are finished in glazed ivory and topped by sea pearl granite counters. Bronze glass mini pendants light the island that is outfitted with leather and metal barstools. The backsplash incorporates the blue, tan, and green tones of the home in mini-mosaic glass tiles. An iron wine console is featured in a niche in the dining room. The niche is wallpapered with a textured natural material. A solid wood dining table has a light, aged painted finish and is surrounded by eight chairs fully upholstered with a wheat-toned linen fabric. The dining room’s zero-corner pocketing sliding glass doors open to a covered lanai with comfortable seating for pre-dinner conversations.

The honed limestone flooring continues into a bonus room with zero-corner pocketing sliding glass doors that open to the outdoor dining and living areas. The space is presented as a study with a desk and an occasional chair. A console is positioned in a niche with a naturally woven wall covering with dark metallic accents. The television is set above the console. An oversized art piece once again captures Gliwski’s color palette and serves as the bonus room’s design memory point.

Gliwski has finished the master suite in softer sage green and champagne tones. The suite’s vestibule features a beautiful sculptured console and a dramatic art piece. The bed in the master bedroom features wheat color velvet bedding and medium-toned wood framing. The bed is flanked by night stands with a lux finish. The dresser is mirrored with a painted wood frame.  The master bath’s vanity wall and shower are tiled in a water-like green tone with an ivory striee that offers a distinct sense of linear motion. Two mirrors are inset in the tiled wall with a polished chrome arched lighting bar positioned horizontally above each mirror. The vanity is painted the same watery green and includes crystal and metal hardware. To provide another connection with nature, a private garden shower is situated off the master bath. A multi-leveled deck and vertical shower wall with a contemporary rain head shower fixture are presented in a maintenance-free natural wood synthetic material. Landscaping surrounding the shower features black river rocks and tropical plantings.

The staircase leading to the upstairs loft features a one-and-a-half story window with a casing stained to match the oak staircase treads. Three-tiered pendant lighting illuminates the landing. The loft offers a getaway for guests or an older child with a bedroom, a full bath, a comfortable sitting area with a television, and a wet bar with a refrigerator. The bar features a stunning glass tile backsplash medium-toned wood cabinetry and a quartz counter surface.
