NAPLES, Fla. (Aug. 12, 2014) – New homes sales at Mediterra continue to mirror buyer confidence in the Naples luxury real estate market, with closing sales for 2014 increasing 30 percent over 2013.
The strong showing correlates to the Naples Area Board of Realtors’ July report declaring increased sales throughout the region for new and existing homes priced over $1 million. NABOR also reported a 42 percent increase in sales of homes priced at $2 million and up from the second quarter of 2013 to 2014.
January’s $16.8 million in new-home sales was a five-year monthly high at Mediterra. The median price for new homes in Mediterra is also on the rise, reaching a monthly high of $2.8 million in June.
Mark Wilson, president and CEO of London Bay, echoed NABOR’s enthusiasm about the area’s luxury market. “It’s not an anomaly,” he said. “We’ve seen continued improvement in sales since the market began turning the corner toward the end of 2011. The first half of this year has been bustling with activity.”
Sales in Mediterra included five of the seven model homes featured in London Bay Homes’ Showcase of Model Homes in March, which attracted nearly 2,000 visitors to home tours and VIP events. Four of those homes sold for more than $2 million, including the single-family Annalisa at more than $3.8 million.
The Girona and Delfina models sold within a month and two months of completion, respectively, Wilson noted.
Model home sales accounted for about $12.2 million.
“Our model homes really resonate with buyers,” said Wilson. “Our in-house architectural team adds great detailing that makes each home unique, and the professionals at Romanza Interior Design create different looks that are classic yet visually appealing and distinctive. The big bonus with a model home is knowing that you can move in and begin enjoying the Mediterra lifestyle without waiting for the homebuilding process to unfold.”
Mediterra is now 90 percent sold, with single-family estate and luxury villa homesites remaining in six of 21 neighborhoods in the community.
“We’re building and buyers are coming,” said Wilson, adding his company has several model homes in various stages of construction in addition to private residences. “Mediterra really offers an unbeatable lifestyle – championship golf, beautiful homes and a fully appointed, private beach club. You’re not going to find this combination in any other community.”
