In keeping with the notion that choice matters, London Bay Homes has transformed the Mediterra community’s residential choices with the introduction of new neighborhoods showcasing single-family villa and estate model homes with Coastal-influenced exterior architectural styles and open-concept interiors by Romanza Interior Design.

Stunning covered lanais overlooking Mediterra’s spectacular tableau include outdoor kitchens and spacious dining and conversation areas. Custom pools and outdoor living areas by London Bay’s award-winning Acquatico Pools design company are surrounded by expansive pavered decks and showcase captivating fire and water features. Fifty new home choices remain available in Mediterra, a 1,697-acre gated community two-miles north of Immokalee Road on Livingston Parkway in North Naples. Available choices include London Bay’s new collection of furnished model residences, as well as homesites showcasing water and preserve views.

Purchasers of homes by London Bay are eligible to secure a full golf membership immediately rather than being placed on the membership waiting list as a Limited Golf Member. London Bay Homes, an award-winning homebuilder and developer in the Southwest Florida luxury home market for more than three decades, manages all new home construction sales and marketing for Mediterra.

Mediterra’s Cortile neighborhood captures the élan of an idyllic Mediterranean coastal village while offering close proximity to Mediterra’s amenity core. A luxurious estate and single-family villa home neighborhood, Cortile will include eighteen 4,200 to 7,000+ estate residences and twenty-eight 3,100 to 6,200 square feet villa homes at build-out. Buildable estate and villa homesites with golf course, lake, or preserve views and a completed furnished model are available for purchase. Cortile’s spacious, unrestrained floor plans offer extensive architectural detailing, unique accents, rich finishes, luxurious options that come standard, tumbled stone drives, grand entries, multiple courtyards, and secluded patios. Estate home sites in Cortile are priced from $875,000 to $1.35 million and accommodate residences 4,200 to more than 7,000 square feet.

London Bay’s Catalina model is being presented in Cortile. Priced at $4,250,000 furnished, the two-story, 5,288 square feet under air, Catalina model features a large great room that embodies open plan living, an island kitchen, and a café. The café opens to an outdoor space with an outdoor kitchen, an island bar, and ample seating while overlooking a resort-style pool, spa, and fire pit. The master suite occupies an entire wing of the home and features sliding glass doors that open to a private trellis and patio. The master bath showcases a garden shower. The first floor also offers a formal dining room, bonus room and two guest suites. The second floor includes a loft, wet bar, a third guest suite, and a spacious sunset overlook with comfortable seating, a linear fireplace, and captivating preserve views.

“The Catalina model is a large home that has an exceptionally livable floor plan,” said Jennifer Stevens, Senior Design Director at Romanza Interior Design. “We chose to place art pieces in the great room to create a gathering space that flows easily to a beautifully designed outdoor living area, pool, and covered outdoor dining and conversation areas. There’s a poolside space with a fire pit and seating. The combination of the great room, seating at the island in the adjoining kitchen, and the outdoor living area offers an ideal setting for entertaining. The first-floor bonus room and the upstairs club room offer perfect spaces for relaxing and television viewing. There’s a sunset terrace with a fireplace off the club room. This is an ideal floor plan for people who enjoy visits from out of town family members and friends. The lighter wall tones, the 24 by 48-inch porcelain tile flooring in the living areas, and the warm, rich contrasts provided by the art and accessory selections contribute to the home’s open feeling.”

Recipient of the 2017 Sand Dollar Award for Community of the Year for an unprecedented 11th time, Mediterra’s amenities include a 25,000 square-foot clubhouse offering formal and informal dining, the Tavern outdoor lounge, and an open-air terrace with firepits that overlooks the 18th holes of two Tom Fazio-designed golf courses. A 24,000 square-foot clubhouse expansion will begin in 2018 and expand the covered outdoor terrace and outdoor lounge areas. In addition, 7,000 square feet of existing space will be enhanced as part of the initiative being undertaken without a member assessment.

A fitness center at Mediterra’s Sports Club offers state-of-the-art equipment. Services include fitness classes, wellness programs, personal trainers, aesthetic services, three spa rooms, and a swimming pool. Tennis facilities feature eight Har-Tru tennis courts, including a spectator court. Three pickleball courts with a highly forgiving, Laykold masters’ gel surface that reduces the force of impact by 17%, have oversized perimeter areas that allow each court to stand alone without interfering with play on adjacent courts. More than 700 members enjoy competing on the Club’s bocce ball courts. Parks and water features are connected by nearly eight miles of walking and biking trails.

No other private club in Southwest Florida can match the beach experience enjoyed by Mediterra’s residents. The Mediterra Beach Club on nearby Little Hickory Island conveys “the magic of the beach” with South Beach casual elegance. As part of a renovation completed last year, the bar area took on a sportier feeling with large screen televisions. It also morphed into a wine bar overseen by Mediterra’s two sommeliers. An extensive wine list includes 20 wines for $20 per bottle. Carmen Mauceri, a graduate of the Culinary Institute of America and winner of the American Culinary Federation Award of Excellence and Chef de Cuisine for a Presidential Dinner, oversees the Beach Club’s culinary team of executive chef Chris Fragola and sous chef Shane Dorey, both of whom are certified chefs de cuisine. The chefs vary the Beach Club’s menu on a regular basis while retaining the diners’ favorites, such as seared ahi tuna with a glass-noodle stir fry and a smoked-chicken pasta offering with sun-dried tomatoes. In addition to casual indoor and al fresco dining, the Beach Club offers an elevated swimming pool with a sundeck and valet service for beach chairs and umbrellas.

A leading homebuilder and developer in the Southwest Florida home market for nearly three decades, London Bay Homes has earned more than 300 industry awards.  Its brand promise of Private Label Living ensures quality, attention to detail, and homes that are a unique expression of their residents’ distinctive tastes. The company builds new luxury custom and multi-family homes priced from $1 million to more than $10 million in many of the region’s most exclusive neighborhoods and communities.
